Como an evolving suburb
Sales research conducted by PropertyESP, for the Como area for the last four years, has indicated that this suburb is beginning to reap the rewards of its recent town planning rezoning.
Typically a suburb dominated by townhouses, the last four years witnessed 87 settled apartment sales (separate to flats), comprising of 13 - 3 bed/2bath, 36 - 2 bed/2 bath and 25 - 1 bed/1 bath, with the peak of settlements in 2020 of 28 apartments.
While typically the apartments have offered basic amenities, the most recently released apartments are beginning to compete with its neighbours at Canning Bridge, offering pools and rooftop terraces. Plus, while the developments have typically been smaller ie max 51 apartments, the introduction of Henley Rise has elevated this to over 100 apartments released in one project.
When examining the internal sqm dollar value, the 3 bed/2 bath have demonstrated a 6% increase in median price and the one bedroom 4% increase, while the 2 bed/2 bath have stayed consistent over this period.
But its the Swan River views that have taken this suburb to a new level, with apartments boasting premium prices from $897,500 up to $1,015, 000.
With the undersupply of rental apartments in the area, the 4% rental yield and a tightly held market, Como is a suburb that is definitely coming into its own. And about time!
